The Report
Your Home Inspection Report
A home inspection report provides the information you need to move forward with confidence. It is an unbiased evaluation of the property, reflecting our professional opinion as a neutral third party, in full compliance with InterNACHI’s Standards of Practice. The report reflects the visible condition of the home at the time of the inspection.
What the Report Includes
Our report identifies observed deficiencies, describes their condition (typically accompanied by photos), explains the level of concern, and provides recommendations for next steps.
While the inspector is not required to determine the exact cause of every issue, potential causes may be noted when reasonably apparent based on professional experience.
Practical, Useful Information
In addition to deficiencies, the report includes helpful details such as:
-
The location of the main water shut-off
-
The estimated lifespan of the roof
-
The type and depth of attic insulation
This practical information helps you plan for maintenance and better understand the responsibilities of homeownership.
Delivery & Format
Inspection reports are typically delivered within 24 hours of the inspection. You will receive a detailed, easy-to-read Spectora report in HTML and/or PDF format, complete with images and clear explanations of the items discussed during the inspection.
Our reports are written in plain language and focus specifically on your home—not generic information—because an inspection report should be easy to understand and actionable.
