Access
​
It is important to remember that we are performing a visual inspection and are not allowed to move personal items that are at the home. Be sure to have your realtor contact the sellers through their realtor to ensure this is done prior to the inspection, Items that block access should be removed prior to the inspection. Pet(s) should be confined if necessary

During the inspection

Buyer Attendance
Homebuyers may be present during the inspection. Our role is not only to inspect the property but also to educate you on its condition.

Inspector Guidance
During the inspection, we’ll highlight the most important deficiencies and discuss repairs and answer questions. All findings will be included in the final inspection report.

Inspection Duration
The inspection typically takes between 2.5 to 3 hours. This timeframe has been communicated to all relevant parties.

Our general process
​​
Every inspection is performed in accordance with the InterNACHI Standards of Practice.
​
Exterior
We begin on the outside, working our way around the home. We inspect the grading, foundation, windows, doors, exterior walls, chimney, gutters, downspouts, porch, deck, patio, electrical service, and air conditioning unit. The garage is also fully inspected.

Roof
Using a high-resolution drone, we thoroughly inspect the roof for missing, curling, cracked, or deteriorated shingles, excessive granule loss, exposed fasteners, signs of previous patching, sagging roof lines, and areas vulnerable to leakage such as valleys and roof penetrations. We carefully assess flashing around chimneys, vents, skylights, and roof-to-wall transitions, as these are common leak points. Gutters and downspouts are evaluated to ensure proper drainage.

Attic
We then move inside and begin at the top, starting in the attic. Many homeowners rarely access this space — sometimes decades pass without the attic hatch being opened — but it is a critical area of the home. We assess insulation levels, ventilation, and look for signs of moisture or structural concerns. A healthy attic with proper insulation and ventilation helps reduce energy costs and deter mold growth.

Interior
After completing the exterior evaluation, we proceed through each level of the home. Every room’s floors, walls, ceilings, windows, and doors are inspected. The kitchen, laundry area, and all bathrooms are thoroughly evaluated as part of this process. During the interior inspection, we scan the home using infrared thermal imaging. This helps identify missing insulation or potential moisture intrusion that may not be visible to the naked eye. If irregularities are detected, we confirm our findings with a moisture meter. While many companies offer thermal imaging as an add-on, we include it as a standard part of our inspections.​​​

Foundation & Structure
We continue down to the basement or crawlspace, inspecting for signs of structural movement, significant foundation cracks, or water seepage. Our inspectors are equipped with tools such as high end moisture meters to assess the situation. They are also trained to look for more elusive signs of past wetness such as rust stains in a furnace

Electrical
Next, the electrical panel is inspected for signs of improper installation, such as double taps or undersized wiring. We identify the location and amperage of the main disconnect switch. In addition, we inspect switches, receptacles, and fixtures throughout the living spaces, kitchens, bathrooms, and bedrooms.

HVAC
Most homes have a furnace of some type. Furnaces typically last between 18 to 25 years, sometimes longer depending on maintenance and care. When exterior temperatures are above 65°F, we also operate and evaluate the cooling system. In addition, supply and return registers are inspected in each room to assess airflow and overall system performance.

Plumbing
We first locate the main water shut off and inform the buyers of its location. Each home will have a water heater which we thoroughly inspect. We will operate and inspect all fixtures, looking for issues regarding flow and leaks. As a courtesy to the buyer, we also test the water quality and provide recommendations based on our findings. We will also inspect the drain, waste and vent system.
