Water Service entry
Curb valve: A homeowner should know where the curb valve is located. It is a way for the main water supply to be shut off.
Main/Master water shutoff valve: Is located where the house service main enters the building.
Water meter: Property of the municipal water company and be located adjacent or within the house.
Interior water distribution
Piping: The distribution piping consists of supply mains and fixture risers. Most supply pipes can be seen from the basement, but the riser pipes are usually concealed within walls.
Material: The two main material seen in houses are copper and plastic. Copper lines and joints are highly durable and usually not subject to clogging by mineral deposits. Leakage usually happens near joints. Plastic piping is relatively new material and if properly installed, supported and protected from sunlight, should last indefinitely.
Water Heaters
Tank water heater: Gas fired tank water heaters are the most popular and have a life expectancy of about 12 years. Plan to replace a tank that is near the end of its life expectancy. Watch for signs of leakage at the bottom of the tank, such as rust of water stains at fuel-burning components near the floor. Leaking tanks usually can't be repaired and must be replaced. As part of the maintenance plan, the tank should be drained regularly to remove sediment and rust. Monitor for carbon deposits that accumulate under draft hood of a water heater. It may indicate a restricted flue or chimney or more commonly back-drafting caused by insufficient make-up air.
